Description

The work for this project includes the design and construction (design-build) of up to 178 duplex units total of three bedroom or four bedroom single-story family houses for enlisted personnel to support the housing requirement of the military personnel at Andersen Air Force Base (AAFB). Phase IV (H-366) will construct up to 62 family units; Phase V (H-283) will construct up to 68 family units; and Phase VI (H-375) will construct up to 48 family units. The houses will be reinforced concrete roofs, walls, frames and floors supported by concrete spread footings. The houses are designed to withstand the hot and humid environment of Guam, typhoon winds and strong earthquakes.

Background
The project involves the design and construction of up to 178 duplex units for enlisted personnel at Andersen Air Force Base (AAFB) in Guam. The houses will be reinforced concrete roofs, walls, frames, and floors supported by concrete spread footings, designed to withstand the hot and humid environment of Guam, typhoon winds, and strong earthquakes.

Work Details
The project includes the design and construction of up to 62 housing units for Project H-366, up to 68 housing units for Project H-283, and up to 48 housing units for Project H-375. Each unit will have 3 or 4 bedrooms with a garage, 2.5 baths, a laundry room, interior bulk storage, sufficient closet space, and exterior storage.
Other amenities include ceiling fans in all major rooms, ceramic tile floors in living areas, overhangs on the roof systems, concrete driveway and parking, covered screened patio with storm shutters, entrance porch, trash enclosure with gate.
The houses consist of reinforced concrete and/or pre-cast reinforced construction on concrete spread footings with components such as walls, flooring, foundation, windows, storm shutters, doors, roll-up doors, roofing, mechanical, electrical systems appropriate to Guam earthquake and environmental conditions.
Primary electrical facilities include interior electrical lighting systems equipped with automatic fire sprinklers and air–conditioning or ventilation as appropriate.
The project also includes post-construction contract award services (PCAS), cybersecurity features and commissioning.

Place of Performance
The construction projects will be performed at Naval Support Activity Andersen in Guam.
