This Design project will engage an Architect Engineering (A/E) firm to provide Contract Drawings, Functional Layouts, Specifications, Construction Cost Estimates, Engineering Calculations and subsequent Construction Period Services located at VA Medical Center Bonham, TX.

VAMC is soliciting Design Services to expand Community Living Center operations with new construction approximately 5,000 square feet of new space which consist of eight new single rooms and six new restrooms and renovate approximately 11,200 SFT which will provide fourteen privacy room and sixteen restrooms which is now required and mechanical/electrical/data spaces. Phase 1 will be being in Wing B in the current facility. This project will also bring HVAC standards up to new pandemic readiness criteria. Design must comply with the Small House (SH) Model Design guide https://www.cfm.va.gov/til/dGuide.asp, and requirements included in the VA TIL.

Background
The Department of Veterans Affairs (VA), specifically the Veterans Health Administration (VHA) through the Program Contracting Activity Central (PCAC), is conducting a market survey to identify potential sources for the Correct Bonham Community Living Center (CLC) Patient Privacy Phase 1 project.

The goal of this contract is to engage an Architect Engineering (A/E) firm to provide comprehensive design services aimed at expanding and renovating the Community Living Center operations at the VA Medical Center in Bonham, TX.

Work Details
The selected A/E firm will be responsible for providing:
- Contract Drawings
- Functional Layouts
- Specifications
- Construction Cost Estimates
- Engineering Calculations
- Construction Period Services.

The project includes approximately 5,000 square feet of new construction, which will consist of eight new single rooms and six new restrooms, as well as renovations of approximately 11,200 square feet to provide fourteen privacy rooms and sixteen restrooms. Additionally, mechanical, electrical, and data spaces are required.

The design must comply with the Small House (SH) Model Design guide and the requirements included in the VA Technical Information Library (TIL). The project aims to enhance HVAC standards to meet new pandemic readiness criteria.
