Background
The Department of Veterans Affairs is seeking to lease contiguous clinical space for a Vet Center in Flagstaff, Arizona. The goal of this contract is to provide a suitable environment for personnel, furnishings, and equipment necessary to meet the needs of veterans. The space must be designed to facilitate maximum co-location of staff providing services to patients, ensuring a professional and aesthetically pleasing environment.

Work Details
The leased space must meet the following requirements: It should be located in a quality building of sound construction, either new or modernized, with attractive surroundings. The lease will be fully serviced, including janitorial services, basic cable, guest high-speed internet Wi-Fi, security monitoring, and maintenance. All rooms (except the Telecommunications Room) must be master keyed with approved locking mechanisms. Specific room requirements include:

- **Entrance/Exterior:** Vestibules at public entrances; power-assisted front entrance door; remote communication capability for reception staff; exterior GFI outlets; flagpole for the US flag; lighted exit signs with battery backup.

- **Waiting Area:** Quadraplex data and electrical outlets; duress alarm; smoke detector; dimmer light switch; luxury vinyl tile flooring; direct window access; access-controlled door to counseling area; drinking fountain.

- **Restrooms:** ADA accessibility features including grab bars and power-assisted doors; GFCI duplex electrical outlet; porcelain tile flooring and wall finishes.

Period of Performance
The lease is for a duration of 20 years with an initial firm period of 5 years.
