Description

The General Services Administration (GSA), Public Buildings Service (PBS), Region 8, Office of Acquisition Management Capital Program is conducting market research and is seeking competent and qualified construction firms to provide Design-Build (DB) services for the renovation of office and office related spaces in the existing GSA Building 50 at the Denver Federal Center (DFC).

GSA is seeking highly qualified firms with experience in the following: office renovations/improvements. See the Capability Statement section for more information regarding experience.

The magnitude of construction is estimated to be between $5,000,000 and $10,000,000.

Description of Work:

Building 50 was originally designed and constructed in 1941 as a tooling, grinding, and hardening shop facility which contributed to the World War II munitions fabrication effort and campus located in Denver, Colorado. The original building is a single story, T-shaped floor plan and was constructed with cast-in-place concrete frame and multi-wythe masonry enclosure. A two-story expansion was added in 1974, consisting of a below-grade basement level and main level to align with the original Building 50 first floor finished floor elevation. The 1974 addition is constructed with pre-cast concrete columns and girders which support pre-cast concrete double-t floor planks. The 1974 era exterior enclosure consists of patterned pre-cast concrete wall panels in the Brutalist architectural style.

The GSA intends to renovate office and office related space in existing GSA Building 50 at the Denver Federal Center (DFC) campus. Most recently, the Bureau of Land Management occupied Building 50; during this tenancy, Building 50 was primarily used as an office function. At the conclusion of the renovation project, three departments of the National Park Service will use Building 50 as their office and workstation space. The 146,187-gross square feet includes space for office, office related space, conference rooms, workstations, restrooms, and basement storage. Upon termination and consolidation of current leases in in the Denver metropolitan area, the National Park Service (NPS) will temporarily occupy the northwest corner of Building 50 (approximately 25,250-square feet), leaving the balance of available area open for the office renovation project.

The Office Renovation project is primarily comprised of new tenant finishes and fit-out for NPS in Building 50, at the Denver Federal Center. The NPS is consolidating three main directorate spaces from several building leases into a single location, Denver Federal Center Building 50. Based on NPS mission statement, a high priority is placed on reuse, repurpose, and recycle as much of the existing Building 50 interior walls and space as is programmatically possible.

Work Details
